The Unit of Maintenance and Perpetuity

 

The Unit of Maintenance and Perpetuity was established in 1993, it comprises the following five departments:
1. Department of Electricity,
2. Department of Communications,
3. Department of Mechanic,
4. Department of Maintenance,
5. Department of Control and Tracing.

Unit Duties.


Starting, maintaining and perpetuating all electrical and mechanical system and equipments from the main and secondary transference stations, spare electricity generation stations, central heating stations and their belonging boilers, water and irrigation pipelines nets, hygienic works, conditioning and cooling machinery, the central kitchens and the waste water stations in all various facilities in the University.

Moreover, the Unit undertakes implementing the required electrical, mechanical, communication and structural works, as well as maintaining, perpetuating, the university buildings and constructions, and developing the understructures of the various university facilities.

 

The unit of Maintenance and Perpetuity recommends plans and supervise changes to office space layouts, communication systems, audio systems and overall building additions, repairs, improvements and maintenance. Additionally; it provides assistance and consultation for the local community in regard of electrical and mechanical systems support.

Department of Mechanic

 

Maintaining and perpetuating all mechanical systems and equipments such as central heating station and their belonging boilers, conditioning and cooling machinery and waste water station in all various facilities in the university.

Conducting regular preventive maintenance for all the mechanical equipments at the university.

Inspecting, repairing, modifying, replacing and installing all mechanical systems including central heating, low pressure boilers, isolating heating and ventilation, refrigeration and air-conditioning compressors and pumps.

Lubricating and pack heating, ventilation, refrigeration and air-conditioning motors, pumps, fans and other equipments.

Diagnosing mechanical problems, repairing or replacing defective parts in units.

Monitoring and adjustment of chemicals used to treat various water system (waste water station).

Investigation of complaints regarding equipments maintenance of daily log sheets recording equipment operations and miscellaneous repairs and maintenance.

Performing related duties as assigned.

 

 

Department of Maintenance

 

Planning and coordinating routine and major masonry repairs, painting , carpeting and pluming work.

Repairing and maintenance of the roof and gutters and minor leaks.

Repairing and painting of exterior and interior surfaces and replacing of rotting siding.

Repairing and maintenance of minor windows and doors defectives.

Performing related duties as assigned.

 

Department of Control and Tracing

 

Maintaining related records concerning inspections, work orders and equipment logs, order materials and parts as needed from the department of supplies.

Reviewing work of other department personnel.

Determining work priorities, making staff assignments, and monitoring the progress of assignments.

Screening maintenance staff and evaluating their performance.

 

Department of Electricity

 

·         Designing and Maintenance of  Circuit Control System.

·         Preparing necessary study for construction a new labs & sites regarding power issue as well as assign the specs needed for the lab including (UPS Devices, sockets, Air condition…etc) to the contractors in order to submit tenders .

·         Preparing purchase Order for the required power material & equipment.

·         Following up with the contractors for all power issues includes elevators & Power  station for low voltage.

·         Ensuring follow-up of work and construction process in accordance with quality standards.

·         Acting as an interface Between the University & Contractor.

·         Commissioning and handing over the site to maintenance Department.

·         Performing skilled electrical work in the repair, installation and alteration of electrical equipment, components, timers, relays, wiring system, lights and receptacles as needed.

·         Maintaining and perpetuating all electrical systems and equipments from the main and secondary transference stations, spare electricity generation stations in all various facilities in the university.

·         Performing preventive maintenance in and around facilities.

·         Performing related duties as assigned

 

 

Department of Communication

 

·         coordinating all phone and other telecommunication services for campus users.

·         Serving as a liaison to all university departments to provide support and expertise on all aspects of the university communication systems.

·         Administering voice mail and phone switch system.

·         Demonstrating a thorough understanding of the capabilities and features of modern telephone switches, call accounting programs, telephone billing and equipment purchase.

·         Providing hands-on assistance and troubleshoots all phone equipment failures and service issues for all campus users.

·         Providing training and technical expertise on usage of phone equipment and the voice mail system.

·         Operating call detail recording equipment and programs for all telephone extensions, and ensuring that phone bills are accurate.

·         Auditing, sorting and distributing monthly Call Detail reports to all campus users.

·         Performing related work as required.
